Commercial Leasing Consultant

Job overview: To promote and facilitate the leasing of the clients retail and office stock across the portfolio.
Role and Responsibilities:
Landlords
• Develop relationships with all existing owners and establish requirements (lease, sell, end user) and their perception of the market to allow for success in future negotiations.
• Regular reporting to owners on market conditions, current market pricing in both sales and leasing and be aware of details of competition for relevant comparisons.
• Presenting offers to owners for leasing and negotiation to secure a tenancy.
• Deal administration, including all RERA requirements and production of tenancy agreements
Brokers
• Develop relationship with leasing brokers and companies to ensure they push company stock.
• Provide up to date availability lists, plans and LIM’s on a regular basis.
• Obtain regular updates and market information.
• Assist Property Consultants in negotiating and closing deals.
Leasing
• Help set and implement marketing strategies for the leasing of commercial space.
• Be fully aware of available stock and acceptable terms for each landlord
• Negotiating between landlord and prospective tenants to secure a lease.
• Cold calling to existing tenants of target companies where a property owned by the client would be a competitive option to move.
• Sourcing potential tenants for both retail and office stock
• Source contacts for possible retail opportunities in up coming retail locations.
General
• Review market analyses to determine customer needs, price schedules, and discount rates.
• Direct product research and development and evaluate the activities and products of the competition.
• Be fully up to date with current legislation
• Liaise with marketing to develop necessary marketing and sales requirements. Use management information gathered on success rate of marketing and adjust marketing accordingly
• Identify new areas of potential business and target market segments.
Candidate Requirements:
To be successful in this role, the candidate would need to have:
• Negotiating and communication skills
• Networking and relationship-building capabilities
• Ability to drive projects for delivery to customers
• Provide market intelligence through research and being up to date with market information in the related field.
• Excellent Ms Office skills
